Crunch the numbers

Payment, affordability, refinance savings, rent versus buy, and a full amortization schedule. You type the rate. We do not publish one.

We do not publish interest rates on this website. Rates change daily and depend on the lender, your credit, the loan, and the property. Call or email for a current quote. A calculator result is an estimate, not a rate lock and not a commitment to lend.

All questions
Why use a mortgage broker instead of walking into a bank?

A bank can offer you the loans that bank sells. A broker shops more than one lender and works for you, not for a single bank. Freedom Family Mortgage’s promise is simple: we shop for the best mortgage option we can find for your situation, at no charge to you. You still compare the Loan Estimate and decide.

Do you charge me to shop?

No. We shop at no charge to you. Lenders and third parties (appraisal, title, credit report) have their own fees. Those belong on a Loan Estimate before you commit. If anyone quotes a fee you do not understand, ask before you pay it.

Can I buy a home if my credit is not perfect?

Sometimes, yes. A hard stretch caused by illness, a divorce, or a layoff does not automatically end the conversation, especially if you can show what happened and that you have paid on time since. Which programs will consider the file depends on the lender and the loan. We will tell you honestly if we do not have a fit.

Which loan is best?

The one that fits how you will pay it back, not the one with the smallest advertised payment. Fixed-rate loans keep principal and interest steady. Adjustable-rate loans can start lower and then change. Interest-only and balloon loans push a larger balance into the future and are a poor fit for many families. We ask about your plans before we recommend a product.

When should I look at refinancing?

Look when the savings, after closing costs, are worth it for how long you expect to keep the loan — or when you have a reason other than the rate, such as dropping mortgage insurance, changing the term, or paying off higher-interest debt on purpose. A lower rate that resets the clock to 30 years can cost more interest over the life of the loan. Run both numbers. Our refinance calculator is a starting sketch, not a quote.
